Beyond foundation concerns (which a standard home inspection can uncover), the repercussions of insect-related harm – like subterranean termites and dry wood termites – can be financially substantial when owning a house. Identifying these problems early is particularly advantageous during the property acquisition phase, as sellers frequently cover treatment expenses as part of purchase negotiations. With over 58% of contemporary residences boasting two or more stories, it’s crucial to note that many inspectors shy away from assessing steep, tile, metal, or two-story roofs directly. Instead, they tend to evaluate the roofing materials and components either from a distance or at the roof’s edge. As certified drone operators, our inspectors can get incredibly close to these challenging-to-reach spots. Our comprehensive reports provide you with a clear view of your roof’s condition, captured in high-resolution 4k video. Don’t overlook this vital aspect of your home inspection.
Employing cutting-edge infrared technology, I utilize an advanced camera to unveil issues that may elude visual detection. This infrared (IR) camera translates the heat emanations from objects into a spectrum of colors, where higher temperatures manifest as lighter hues, while lower temperatures and damp regions manifest as darker shades. Through careful examination of these images, I can identify sources of energy wastage, identify zones of moisture penetration, locate hazardous hot spots within the electrical framework, and uncover various concerns such as wood-damaging pests, rodent infestations, and flue leaks within the chimney that could potentially lead to carbon monoxide exposure.
To confirm the proper functionality of an Irrigation System, opting for an irrigation inspection is a prudent step. While the main objective of a sprinkler inspection is to ascertain the system’s operational effectiveness, it’s important to acknowledge that a malfunctioning system can trigger more significant issues. Defective irrigation lines or sprinkler heads, for instance, can result in unsightly patches of withered grass or underdeveloped plants. Additionally, a faulty system can lead to excessive soil saturation, inviting a range of complications such as muddy areas, erosion, nutrient depletion, and even the onset of tree decay.
A method to guarantee the adherence of a house to its intended specifications involves conducting a Pre-drywall inspection. The term “Pre-drywall” pertains to a stage within the home construction process that follows the installation of key components, including doors, windows, foundation, flooring, wall and roof elements, as well as plumbing and electrical rough-ins. This inspection occurs just before the drywall is affixed. Such an assessment during the construction phase proves beneficial as drywall can mask certain interior details, rendering problem identification and rectification complex and costly once the home is fully completed. Structures built prior to 1978 may contain lead. Lead was is commonly found in paint and in some plumbing components. Laws were passed in the early 1970’s to prohibit usage of lead. Lead is known as a health hazard. Evaluating for the presence of lead is performed by testing different areas around the home with an EPA Recognized Test Kit such as the 3M Lead Check Swabs used by a Lead Certified Renovator. Any mention of these materials in this report is made as a courtesy only, and meant to refer the client to a specialist. Consult with specialists as necessary, such as NLLAP Certified Labs and/or Licensed Lead Professionals for this type of evaluation.
